Many Thanks

Thank you to Linda Russell for ordering and distributing the pool keys. She has gone the extra mile to provide the keys individually to those who missed the general distribution of keys at the clubhouse. Thanks, so much, Linda. Starting on June 15, pool keys may be obtained by contacting Rich Wells at TPM (Suite A, Cotton Tree Square, Provo). It is not too late to thank all Garden Park residents, who willingly cooperated with the request to move their cars to the church parking lot during the recent asphalt application to the GP roads. Out of a potential 288 vehicles, only 3 needed to be towed! Thank you!

It was nice of Margaret Gant and Patti Olson to volunteer their time and energy to help Tiffany plant flower beds. A big thank you! The flowers are beautiful this year with lots of roses. Thanks again, Tiffany Roberts.

Thanks to all residents, who recognize that knowing and following Community Rules makes our Garden Park community a wonderful place to reside! (Copies of Community Rules may be obtained from Rich Well at TPM.)

Thanks to owners who pay their management fees, assessments and fines on time in order that GP is able to pay its bills and meet community needs.

Reminders

Swimming Pool

  • Do not SHARE your key or LOAN it to ANYONE!
  • Make certain the gate is closed tight and locked when you enter and exit the pool area.
  • Avoid opening the gate for ANYONE!
  • Limit the number of people from any one unit to a maximum of four or five at one time.
  • An adult resident should accompany younger family members and any guests.
  • Rule violations will deprive the violators of pool privileges. Violators may also be fined.

Pam Wilikinson and her daughter will be covering the pool at night and cleaning the clubhouse bathrooms. Parents or an adult should accompany children to the bathroom. Too many have left a mess! DO NOT put diapers in the toilets!

Thanks to Ida Smith for checking the pool at closing time each night.

It will be necessary to close the pool for concrete grinding, which will take place soon. An exact date is not know at this time. The work will cost $2000 and is not optional!

Signs will be posted when the work is to be done and the pool is closed.

Parking

  • Permission may be given by another resident to tent or use their unused space if you have more than two vehicles. Be sure you ask permission, however. Don't assume anything.
  • Remember that guest parking is for GUESTS not an extra space for a resident's use.

Smokers

Please do not smoke in or near the buildings. The odor travels to other units through pipe areas, open windows and air conditioners. Besides, it is a fire hazard! Please dispose of the cigarette butts appropriately and safely. Avoid cluttering the side walks, roads and grounds. Thanks you!

Smokers

If you have a personal problem that you wish to bring to the attentions of Management Committee, please write a letter and send it to Rich Wells at TPM or a member of the Committee. The problem will be reviewed and a reply sent to you.

Barbecue Season

Unfortunately, the only residents who are able to barbecue in Garden Park are those who have patio areas. Do not barbecue on wooden porches. If you own a first floor unit and use briquettes, be certain your flame does not come near any wooden areas! Be considerate neighbors and check to be sure that others in your area do not have windows open before you cook! Smoke and odors travel into homes via the air conditioners, too.

Japanese Bettle Eradication

Garden Park soil was treated to kill Japanese beetle larvae on Monday, June 11, 2007. Notification of times for further treatments will be given prior to their application. This is a three year project.

Condominium Ownership

Condominium ownership requires the commitment of the owners to pay their share of the costs necessary for the upkeep and maintenance of the commonly owned property (building exteriors, grounds, roads, sidewalks, fences, clubhouse, swimming pool, etc.). Owners are expected to pay their management dues and assessments promptly and completely. Most owners meet their obligations to Garden Park diligently and on time. However, there are a few owners who neglect to remain current with payments and are letting all other homeowners cover the costs of paying GP's expenses for them. Is this a fair practice? It is dishonorable to ignore debts and let the burden be assumed by someone else! We encourage debtors to become and remain up to date with their commitments. Thank you, again, for being current in paying obligations to GP!!!!

Building Exteriors, Common Areas

No changes are allowed to building exteriors such as enclosing upstairs balconies without prior approval of the Management Committee. Commonly owned areas such as common front porches and stairs and basement hallways should never be used for personal storage of any sort.

Park Walks

The two park walks on Saturday, June 9 were attended by members of the Management Committee only!! Owners missed a great opportunity to learn about what needs repair and attention in GP! There are thirty-two items on a list of needed repairs and projects! You may learn what they are by contacting a member of the Management Committee. Too many things have been neglected for too long!

What is a HOA?

Owners of a home or unit in Garden Park automatically become members of the Garden Park Homeowners Association. They have ownership of the common property (grounds, pool, clubhouse, sidewalks, roads, entry porches, basement hallways, outsides of buildings, fences, etc.), while having individual ownership and responsibility for the care and upkeep of the interior of their units. By law, owners have the obligation to help with the expenses of the Park by paying management fees and assessments. They have the responsibility to follow ALL community rules and to see that their renters follow them, also. Owners may be fined if their renters violate Park rules!

Owners may serve on the Management Committee and vote for members of the Committee in the annual election in September (one vote per unit). Management Committee members represent and serve all owners, without compensation, by making decisions about the upkeep and maintenance of Garden Park. They determine what needs to be done, obtain bids and hire skilled licensed workmen to perform the work.

Fireworks

NO fireworks of any kind will be allowed in Garden Park. Dry seasons make dangerous conditions. There are lots of public fireworks to observe.

Disaster Preparedness

Some residents are being asked to be building captains or representatives to train and participate in a disaster preparedness drill in the area in September. If you are asked, please accept.

Bad Vibes?

With the Garden Park election approaching and the difficulty in getting owners to run for the Management Committee because of the verbal abuse members receive, perhaps it is appropriate to mention an unfortunate problem that has surfaced lately in Garden Park. There is a small group of owners and residents who have a very negative attitude toward the Management Committee. They poison the whole atmosphere of the GP community by their thoughtless and selfish behavior. They spread rumors and malicious gossip. They write libelous letters anonymously and have held secret meetings. Where is the spirit of community and consideration for neighbors? Where is the appreciation for the hours of unpaid service given by Committee members? Rest assured all Committee members have the interests of GP owners and residents in mind. They diligently try to use funds carefully and judiciously. No money is squandered! Garden Park is the Committee's property and their money is used, for care, too! However, caring for the GP property is a VERY costly business. Because of a past band-aid approach to maintenance, the age of the Park and rising costs, fees are certain to go up and further assessments will be needed. Larry Goff has been doing a very thorough study of past expenses and will make a projection soon of future costs. It is imperative that our Garden Park property be kept in prime condition as prime condition as required by law!
